House Buying and Selling.

If you are from out of the region and buying in the area, then our local knowledge can be invaluable. For other solicitors, some of what they encounter may be unfamiliar, and there is a real danger that costs are incurred in just explaining the need to incorporate these local differences into the documentation.

Similarly, if you are the vendor and may sell to a buyer from out of the area, much time can be saved by using a solicitor who is familiar with dealing with the many questions which invariably arise.

In both cases, planning issues may be involved, or it may be intended to make planning applications. Here again, our knowledge of local procedures and likely problems can save time and misunderstandings.


Home Information Packs - known as HIPs.

Home information packs contain various information pertinent to selling a house. For all house sales from now on, you will have had to instruct someone to produce a pack before you can sell your house. This is law.

The pack will contain the contract for the sale of the property, the title deeds, the property lease if applicable, local authority searches, drainage searches, a nine page property information form, a fixtures and fitting list, and an energy assessors report.

As you can see, much of this information already is within the existing responsibility of a solicitor so, with our own energy assessor, we are able to rapidly and cost effectively provide these information packs.


Commercial Property.

Although these are not subject to HIPs legislation yet, as experienced conveyancing solicitors we are able to deal with all aspects of such transactions on your behalf. This would include advice on contracts of employment, licences, assignment of goodwill, and all related issues.


E-Conveyancing.

We believe we were the first in the area to offer this system which greatly increases the speed by which documents can be prepared or delivered and information obtained. It also enables our clients, their agents and advisors, who have the relevant security codes, to track the progress of the transaction at all times.
